Rachel McGladery brings three decades of commercial real estate experience to owners, developers, investors and businesses throughout Metro Vancouver and the Fraser Valley. With more than 2,000 lease transactions and $900 million in commercial real estate sales, she combines extensive market knowledge with a practical understanding of how property decisions affect a client’s business and long-term investment goals.

From 2003 to 2012, Rachel served as Director of Leasing for Wesgroup Properties, overseeing leasing for a commercial portfolio exceeding 2.4 million square feet. That experience continues to shape her approach: evaluating transactions from the owner’s perspective, balancing rental income with tenant quality, improvement costs and the performance of the property over time.

Her transaction history spans office buildings, retail centres and industrial properties, with tenants including Vancouver Coastal Health, ICBC, Royal Bank, Tim Hortons, FedEx and numerous medical, legal and financial practices. Clients value her direct advice, established relationships and personal involvement throughout negotiations.

Together with Joshua McGladery, Rachel has helped place their team among RE/MAX’s highest-grossing teams in Western Canada on multiple occasions. Their approach combines experienced senior representation with detailed market analysis and hands-on execution.

Outside her practice, Rachel has contributed to CREW Vancouver as a board member and mentor and has supported students through the Cmolik Foundation. A former competitive junior golfer, she continues to enjoy time on the course.

Joshua McGladery advises owners, developers, investors and occupiers on real estate sales and leasing throughout Metro Vancouver and the Fraser Valley. His experience spans retail, industrial, office, land and residential transactions, giving him a broad perspective on property value, market positioning and the factors that move a transaction forward.

Joshua began his career as a research analyst at Lee & Associates before joining its industrial brokerage team. That analytical foundation remains central to his work. He examines comparable transactions, competing inventory and property-specific opportunities to develop pricing recommendations and negotiating strategies grounded in the market.

Since joining RE/MAX Commercial Advantage in 2019, Joshua has worked alongside Rachel McGladery on valuations, prospecting, marketing, due diligence and negotiations. Their team has ranked among RE/MAX’s highest-grossing teams in Western Canada on multiple occasions. Joshua stays closely involved from the initial assessment through completion, helping clients understand their options and keeping the details of each transaction moving.
